What Should Be Included in a Deck Estimate? A Homeowner's Scope Checklist
A useful deck estimate should state the proposed work, materials, responsibilities, warranty terms, and assumptions. For every item, ask whether it is included, excluded, or undetermined; an unstated detail alone does not establish what is intended.
Homeowner checklist
Ask for each item to be stated
Use these prompts to make the written scope easier to understand and discuss. A status of “undetermined” is a useful record of an open question—not a conclusion about the estimate.
- 01
Removal and debris disposal
Ask whether removing an existing deck, hauling debris, and disposal are included, excluded, or undetermined. Have the estimate state who handles each task.
- 02
Footings and foundation
Ask the estimate to state the footing or foundation work included, excluded, or still undetermined, along with any assumptions about access or existing conditions.
- 03
Decking, framing, and railing materials
Ask for the decking, framing, and railing materials or product specifications to be stated, and note which choices are included, excluded, or undetermined.
- 04
Permits
Ask the estimate to state whether permit coordination and fees are included, excluded, or undetermined, and who will confirm the applicable local requirements.
- 05
Inspections
Ask who will arrange required inspections and whether that responsibility is included, excluded, or undetermined in the estimate.
- 06
Warranty and exclusions
Ask for the warranty terms and exclusions to be stated. Record what is included, excluded, or undetermined rather than assuming unstated terms.
- 07
Change-order assumptions
Ask how concealed conditions, scope changes, allowances, and added work will be documented and priced, and have the assumptions stated as included, excluded, or undetermined where applicable.
Questions to ask before you compare estimates
- Could you mark each checklist item as included, excluded, or undetermined in the written estimate?
- Which material selections are specified, and which still need a product or finish decision?
- Who will confirm permit and inspection requirements with the relevant local authority?
- What site or existing-structure assumptions does this estimate rely on?
- How will you document scope changes or newly discovered conditions before additional work proceeds?
- What warranty terms apply, and what work or conditions are excluded?
