Deck project guide
How to Compare Deck Quotes When Every Contractor Includes Something Different
Compare the work each proposal describes before comparing the totals. Put each scope item side by side, mark it as included, excluded, or needing clarification, and ask about differences before treating the proposals as comparable.
Start with the stated scope
A proposal may describe different materials, responsibilities, or assumptions from another. A detail that is absent or unclear is a prompt to ask a neutral follow-up question; by itself, it does not establish what the contractor intends to do.
Use one row for each part of the deck project, then record the wording each proposal provides. Keep the total separate from the scope notes until you understand what work each total covers.

Compare inclusions and open questions
The labels below are illustrative examples only. This sample does not describe a real project, proposal, or contractor. Replace each cell with what the written proposal states, or ask for clarification.
| Scope item | Proposal A | Proposal B | Proposal C |
|---|---|---|---|
| Removal and debris disposal | Included | Needs clarification | Excluded |
| Footings and foundation details | Needs clarification | Included | Included |
| Decking, framing, and railing materials | Included | Needs clarification | Excluded |
| Permit and inspection responsibility | Needs clarification | Excluded | Included |
| Warranty, exclusions, and change-order assumptions | Needs clarification | Included | Needs clarification |
“Needs clarification” means the written details do not yet answer the question for this comparison. It is not a judgment about the proposal or the person who prepared it.
Questions to ask about deck proposals
- Removal: Does the proposal include removing the existing deck, hauling debris, and disposal? If not, who is expected to handle each part?
- Structure: What footing approach and framing details are included, and what assumptions are being made about the existing site?
- Materials: Which decking, framing, and railing materials or product specifications are included? Are any selections still open?
- Permits and inspections: Who will confirm the applicable requirements, coordinate permits, and request inspections?
- Changes and warranty: What warranty terms and exclusions apply, and how will newly discovered conditions or requested changes be documented and priced?
